Just the Facts - for Sellers is a result of carefully listening to the concerns and frustrations of many home sellers in the current real estate market here in the Triad area of North Carolina. People are finally starting to appreciate getting the true facts and not some overly aggressive, “pie-in-the-sky”, exaggerated pricing sales pitch to win the listing contract for their home.

To successfully sell a house in this market it is necessary to implement a more sophisticated approach to pricing, marketing, advertising, branding, positioning, strategy and luck, yes luck. I believe that it was Arnold Palmer who said, “The more that I practice, the luckier I get!” It is the same here, the more advanced strategies that you use to market your property, the luckier that you get. HERE ARE THE FACTS

1) We ARE currently in a Buyer’s Market!!! PLAIN AND SIMPLE.

2) If You Don’t Need to Sell Right Now, - - Maybe You Shouldn’t; but feel free to contact me and we'll discuss it to see.

3) If You DO Need to Sell NowCONTACT ME sooner rather than later. In this market, Time is Money.

4) Trying to “TIME" the real estate market is like trying to “TIME” the stock market. Remember, when you sell because you are afraid the market is going down, someone else is buying because they are equally sure that it is going up!!

5) If your house isn’t the Best Value in its Category, Area (Location), and Price Range; it will most likely be just a STATISTIC or COMPARATIVE DATA. It probably will not be the next house to have a “SOLD sign out front!

6) You must understand that what your house was worth at the very top of the market may not be what it is worth today. (Remember, a two-year old “refinancing or buyer’s” appraisal will not be used for “refinancing or selling” that same property now.)

7) It is IMPOSSIBLE to “Undersell” your house if it is properly marketed, advertised and positioned.

8) Even if it is properly marketed, advertised and positioned, in many cases, it is taking 3 to 6 months and more to sell a house in this market.

OBSERVATIONS

1) The real estate market in the Greensboro Metro area of NC has trended down over the past two years. However, we did not see the tremendous “price escalation bubble” that some areas of the country witnessed during the previous few years. Homes and land have been good long term investments in the past and should be in the future.

2) Buyers are generally more aware of actual market conditions than Sellers because Buyers are out actively surveying what is available in a particular area and price range.

3) It is difficult for Sellers to objectively evaluate the value of their house because they have an “emotional bias”.

4) Sellers often "sell" their listing to the agent who tells them that their house is worth the most. Beware of this tactic!

5) Many Sellers (and their Agents) who “overprice” their houses in a declining/decelerating market may actually “net less” than they would have if they had priced it correctly in the beginning.

6) You only have one chance to make a first impression. Get your property in "tip-top" shape and price it right the “first time”.
